The value of the rental value is unaffected but demand varies according to size of property. Demand for unfurnished property is more common in the larger sized homes. Most tenants prefer neutrally decorated and furnished properties.
Our fees for rental only are 12% inclusive of VAT (10% + VAT).
Rental collection an additional 1.2% inclusive of VAT (1% + VAT).
Full management an additional 6% inclusive of VAT (5% + VAT).
These fees apply for the duration of the tenancy and for any renewed tenancies thereafter.
As a Landlord it is compulsary for the deposit to be protected in one of the three property redress schemes. We are a certified member of My Deposits and will protect the deposit monies on your behalf at a fixed price of £55.00 (£66.00 inclusive of VAT) which is also chargable when a contract / deposit is renewed.
We also offer flexible payment terms ranging from monthly, quarterley and sixth monthly in advance.
It is important to consider durability when choosing furnishings for rental investments. The quality of the bathrooms and the kitchen is important and one must ensure that they are kept in good order. It is advised that you commission an inventory check of the contents and condition of your property by an independent inventory clerk or we can organise this on your behalf for a fee of no more than £200.00 plus VAT (£240.00 inclusive of VAT) dependant on the size of the property, in addition there will be a check out fee of the same value, the check in and check out cost are generally split between both tenant(s) and Landlords.
This report is a list of the contents and the condition they were in at that time prior to the commencement of the tenancy. We will obtain references of prospective tenants and prepare the tenancy agreements. Click Here to email us your details.
